  • Why monthly visits when other companies don’t visit so often?

To maintain the high standards of work and adhere to the strict statutory regulations and codes of practice that our industry sets out, it is essential to visit monthly.

Regular monthly visits allow me to get a good picture of how best to manage pests and set up control measures within your business. As each month of the year poses a different risk to the last, we can monitor how things change throughout the year and deal with them accordingly.

Working according to the best practices outlined in The Campaign for Responsible Rodenticide Use (CRRU), I don’t leave toxic bait as standard. With regular monitoring, I can determine when toxic bait may need introducing. If that happens, by law it must be checked monthly at the very least.

This also prevents a small issue becoming bigger and damaging your business and reputation.

  • But won’t monthly visits be expensive?

You may think more visits = more expense! This may not be the case, as I’ve taken over from contractors in the past who visited less, but charged more, for less effective measures in place!

Industry Specific Information:

  • Pest Prevention at Food Premises.

Being a business owner which involves any kind of foodstuffs, you will be well aware of the stringent laws and regulations in place to safeguard public health. They mandate effective pest control in premises which encounter food at any point in the process - from storage facilities and warehousing, manufacturing or processing plants, to cafes, restaurants, grocery stores and supermarkets.

These premises all have to adhere to strict hygiene practices to minimise the risk of any food borne illnesses and prevent contamination. Pest control, management and prevention is part of this.

Non-compliance can result in hefty fines, closure of the business, loss of income and even legal action.

Key regulations in this sector include:

The Food Safety Act 1990: Mandates food businesses to ensure food is safe to eat and emphasises the importance of maintaining hygienic conditions, which includes effective pest control measures.

Food Hygiene Regulations 2006: Require food premises to implement appropriate pest control procedures to prevent contamination and ensure food safety.

Hazard Analysis and Critical Control Points (HACCP): HACCP an internationally recognised system that helps food businesses identify, evaluate, and control hazards, including pest infestation.

Implementing a robust pest management system is a critical component of HACCP compliance.

I can tailor an integrated pest control solution specifically for your premises to comply with all the industry regulations and guidelines. Our Service Contract File has all risk assessments, environmental assessments and detailed records of pest control measures, inspections, and treatments to demonstrate compliance with all industry regulations and standards. You can rest assured we have it covered when inspections are imminent! My robust contract file even adheres to the very vigorous Safe and Local Supplier Scheme (SALSA).

  • Integrated Pest Management in Agricultural Businesses and Farming

With so many opportunities for pests to thrive in agricultural settings, integrated pest management becomes essential not only to protect crops and livestock, but to prevent animal feed and stores from being consumed or contaminated too!

As anyone in agriculture will know, effective pest control is also mandated by several regulations to ensure food safety, protect the environment, and promote sustainable practices:

Plant Protection Products (Sustainable Use) Regulations 2012 (UK): This regulation requires farmers to implement Integrated Pest Management (IPM) strategies and ensure proper training for those applying pesticides.

The Food and Environment Protection Act 1985 (UK): This act governs the use of pesticides and aims to protect human health, the environment, and non-target species. It includes provisions for the approval, sale, supply, and use of pesticides.

Control of Pesticides Regulations 1986 (UK): These regulations require that pesticides are used safely and effectively, with specific conditions for their storage, handling, and application.

Common Agricultural Policy (CAP): This EU policy includes guidelines for pest management practices that support environmental protection and biodiversity.

    Red Tractor Scheme:

Yorkshire Dales Pest Control ensures all pest control activities meet the requirements of these regulations, and the requirements set out by the Red Tractor Scheme.

Our Service Contract File has all risk assessments, environmental assessments and detailed records of pest control measures, inspections, and treatments to demonstrate compliance with Red Tractor standards. You can rest assured we have it covered when inspections are imminent!

  • Commercial Living Spaces - Landlords, Letting Agents and Holiday Let Management Companies

Commercial living premises, including university halls, Houses in Multiple Occupation (HMOs), blocks of flats and holiday accommodation require rigorous pest control measures to ensure the safety and well-being of residents.

Pests in these environments can pose serious health risks, cause property damage, and may lead to reputational damage and loss of income for property managers.

Why Pest Control is Essential in Commercial Living Premises:

    • Protecting Residents' Health: Pests can transmit diseases and cause allergic reactions, making it essential to maintain a pest-free environment for the safety of all occupants.
    • Preventing Property Damage: Pests such as rodents and insects can cause significant damage to buildings, furniture, and electrical systems, leading to costly repairs.
    • Maintaining Hygiene Standards: Ensuring a clean and sanitary living environment is crucial for the comfort and well-being of residents.
    • Legal Compliance: Property managers must comply with health and safety regulations that mandate effective pest control to avoid legal penalties and ensure tenant safety.
    • Upholding Reputation: Pest infestations can damage the reputation of property management companies, holiday accommodation and landlords, leading to reduced occupancy rates and loss of income.

    Regulatory Compliance:

As with all industries, commercial living spaces have various regulations to comply with, which our commercial service contracts adhere to.

This is a varied sector, from the hospitality industry to blocks of flats and office spaces. Here are the main regulations, which our monthly visits will comply with:

Housing Health and Safety Rating System (HHSRS): Under the Housing Act 2004, the HHSRS assesses potential hazards in residential properties, including pest infestations. Landlords must take action to eliminate pests to ensure the property is safe for occupants.

Management of Houses in Multiple Occupation (England) Regulations 2006: These regulations require landlords of HMOs to maintain common areas and facilities, which includes implementing effective pest control measures.

Health and Safety at Work etc. Act 1974: This act requires property managers to ensure the health and safety of residents, employees, and visitors, which includes maintaining a pest-free environment.

The Public Health Act 1936: This legislation gives local authorities the power to enforce pest control measures in residential properties to protect public health.

I provide a monthly service contract to prevent pest issues, with the contract file providing all information needed to comply with industry regulations. Our Service Contract File has all risk assessments, environmental assessments and detailed records of pest control measures, inspections, and treatments to demonstrate compliance. You can rest assured we have it covered when any inspections may occur!

  • One Off Treatments in Commercial Premises

One off pest issues in a rented place or holiday let?

I provide one off riddance treatments for  landlords and letting agents and businesses, for all pest related problems, including:

    • Rodent infestation, including rats, mice and squirrels - never underestimate the damage they can do!
    • Cluster fly treatments, using Ultra Low Volume (ULV) machine to effectively eliminate flying insects from the tiniest of spaces - sash windows are a classic example of where the ULV machine can reach, which usual aerosol products can’t.
    • Crawling insect treatments, including ants, cockroaches, bedbugs and silverfish infestation.
    • Loft space clearance and decontamination after infestation. Rodents leave mess behind after an infestation, which carry pathogens and bacteria posing serious risk to health. I have all the relevant risk and environmental assessments in place to safely carry out necessary work, dispose of the contaminated material and maintain a hygienic space.
    • Provide detailed reports of any damage found and how best to make good. I have a good network of contractors around me, so if needed, I can put you in touch with companies to help with any work which may fall outside of my jurisdiction, such as electricians, plumbers or solar panel repairs.
    • Advice on future prevention measures, which may include proofing work to prevent infestation, waste management, resident advice or education on the importance of storing food and waste to minimise the risk of re infestation.

Please get in touch if you are a Landlord, or commercial property manager or business owner of any kind, so that we can discuss your needs and deal with any pest management issues effectively.
